今回は、物流企業の熊本県への進出状況について、まとめました。
TSMCの熊本進出に伴い、多くの物流企業が熊本に新たな拠点設置を進めており、地域経済の拡大が見込まれます。
物流企業の熊本県への進出状況

- 2024年4月に、熊本県益城町にて「NX熊本ロジスティクスセンター」を開業。
- 半導体業界の物流需要に対応。2階建てで延床面積は8,755㎡。半導体の保管に最適な温湿度を維持する空調設備を導入し、非常用発電機、セキュリティー設備、太陽光発電設備も設置。
- 福岡支店（福岡市）には、半導体関連企業を専門的にサポートする「九州半導体事業所」を新設しており、半導体関連企業への営業を強化中。

- シンガポール系物流大手GLPの日本法人である日本GLPは、日本国内で約180の物流施設を運営。
- 2024年5月、熊本県大津町に延床面積約13,200㎡の「GLP 熊本大津」の開発を発表。日本GLPは熊本県への初進出で、九州では5施設目の物流施設
- 2024年10月に着工し、2025年12月末に竣工予定。投資総額は41億円。
- 半導体やパソコン・サーバーなどを輸送する近鉄ロジスティクス・システムズが1棟借りで入居予定。

- 西日本鉄道㈱（福岡市）は、戸田建設㈱（東京都）、東京建物㈱（東京都）との共同事業として、熊本市東区戸島にマルチテナント型物流施設を開発する予定。
- 32,770㎡の敷地に、4階建て延床面積72,614㎡。2025年10月に着工し、2027年3月の竣工予定。
- TSMCの熊本進出を受け、熊本市は「半導体関連産業の集積に向けた産業用地整備方針」を2022年12月に策定し、半導体関連産業施設を誘致中。本件用地は、この熊本市プロジェクトの整備予定地。

- 香港系物流大手ESRの日本法人であるESR㈱（東京都）は、熊本県および八代市との間で、熊本県の経済発展に寄与するために「県南地域の発展に向けたやつしろ物流拠点構想の推進に関する覚書」を締結（2024年6月12日）。
- ESR日本法人社長は、熊本県南地域での物流拠点の建設などを念頭に、今後、10億ドル規模の投資を行う意向を示す。

これまで福岡県止まりだった物流施設大手各社の熊本県への進出は、大きな経済効果があると思います。地場の運輸・物流企業にも好影響が予測されます。
熊本熊猫は、大津町杉水で戸建賃貸新築を企画しており、大津町はよく車でまわっています。大津町の「杉水」や「平川」には、1,500坪超の貸地が点在しており、物流施設や運輸業の進出余地もまだあると思っています。写真は、最近見学した「大津町平川」の貸地（好立地：約1,550坪）です。

物流企业在熊本县的进驻情况
2024年4月，位于熊本县益城町的“NX熊本物流中心”开业。
为了应对半导体行业的物流需求，设立了两层建筑，总建筑面积为8,755平方米。引入了适合半导体存储的温湿度控制空调设备，配备了备用发电机、安保设备和太阳能发电设备。
福冈分公司（福冈市）新设立了专门支持半导体相关企业的“九州半导体事业所”，正在加强对半导体相关企业的销售活动。
新加坡物流巨头GLP的日本法人——日本GLP，在日本国内运营约180个物流设施。
2024年5月，宣布在熊本县大津町开发总建筑面积约13,200平方米的“GLP熊本大津”。这是日本GLP首次进驻熊本县，在九州地区的第五个物流设施。
预计2024年10月开工，2025年12月底竣工，总投资额为41亿日元。
近铁物流系统公司计划租赁整栋建筑，用于运输半导体、电脑和服务器等。
西日本铁道株式会社（福冈市）将与户田建设株式会社（东京都）和东京建物株式会社（东京都）合作，在熊本市东区户岛开发多租户型物流设施。
在占地32,770平方米的地块上，建设总建筑面积72,614平方米的四层建筑。预计2025年10月开工，2027年3月竣工。
熊本市在迎接TSMC进驻后，于2022年12月制定了“半导体相关产业集聚的工业用地整备方针”，正在招商引资建设半导体相关产业设施。本项目用地即为该计划的一部分。
香港物流巨头ESR的日本法人—ESR株式会社（东京都）与熊本县及八代市签订了“推动南熊本地区发展八代物流中心构想的合作备忘录”（2024年6月12日），以促进熊本县的经济发展。
ESR日本法人总裁表示，计划在熊本县南部地区建设物流中心等，今后将进行规模达10亿美元的投资。

物流设施大手公司从前只止步于福冈，如今进驻熊本，将带来巨大的经济效益。预计对本地的运输和物流企业也会产生积极影响。
熊本熊猫计划在大津町杉水建设单户出租住宅，因此经常开车在大津町周围巡视。在大津町的“杉水”和“平川”区域，有超过1,500坪的租赁用地，仍有物流设施和运输业进驻的余地。这张照片是我最近参观的“大津町平川”约1,550坪的租赁用地。

Status of Logistics Companies’ Expansion into Kumamoto Prefecture
In April 2024, the “NX Kumamoto Logistics Center” opened in Mashiki Town, Kumamoto Prefecture.
To meet the logistics needs of the semiconductor industry, the two-story facility has a total floor area of 8,755 square meters. It is equipped with air conditioning systems that maintain optimal temperature and humidity for semiconductor storage, as well as emergency generators, security systems, and solar power generation equipment.
A new “Kyushu Semiconductor Business Office” has been established at the Fukuoka Branch (Fukuoka City) to specialize in supporting semiconductor-related companies, and sales activities targeting semiconductor-related companies are being strengthened.

GLP Japan, the Japanese subsidiary of the Singapore-based logistics giant GLP, operates around 180 logistics facilities in Japan.
In May 2024, they announced the development of “GLP Kumamoto Ozu” in Ozu Town, Kumamoto Prefecture, with a total floor area of approximately 13,200 square meters. This is GLP Japan’s first entry into Kumamoto Prefecture and their fifth logistics facility in Kyushu.
Construction is scheduled to begin in October 2024 and be completed by the end of December 2025, with a total investment of 4.1 billion yen.
Kintetsu Logistics Systems, which transports semiconductors, computers, and servers, is expected to lease the entire building.

Nishi-Nippon Railroad Co., Ltd. (Fukuoka City) plans to develop a multi-tenant logistics facility in Toshima, Higashi Ward, Kumamoto City, in collaboration with Toda Corporation (Tokyo) and Tokyo Tatemono Co., Ltd. (Tokyo).
On a site of 32,770 square meters, they plan to build a four-story facility with a total floor area of 72,614 square meters. Construction is scheduled to start in October 2025 and be completed in March 2027.
Following TSMC’s entry into Kumamoto, Kumamoto City formulated a “land development policy for the concentration of semiconductor-related industries” in December 2022, and is inviting semiconductor-related industrial facilities. The site for this project is part of this plan.
ESR Co., Ltd. (Tokyo), the Japanese subsidiary of the Hong Kong-based logistics giant ESR, signed a “Memorandum of Understanding on Promoting the Development of Yatsushiro Logistics Hub for the Southern Region of Kumamoto Prefecture” with Kumamoto Prefecture and Yatsushiro City on June 12, 2024, to contribute to the economic development of Kumamoto Prefecture.
The president of ESR Japan expressed intentions to make investments on the scale of 1 billion dollars, considering the construction of logistics hubs in the southern region of Kumamoto Prefecture.
【Kumamoto Panda’s Comments】
The entry of major logistics facility companies, which had previously only reached as far as Fukuoka, into Kumamoto is expected to have significant economic benefits. Local transportation and logistics companies are also predicted to experience positive impacts.
Kumamoto Panda is planning to build single-family rental homes in Sugimizu, Ozu Town, and often drives around Ozu Town. In areas like “Sugimizu” and “Hirakawa” in Ozu Town, there are over 1,500 tsubo of rental land, leaving room for further logistics and transportation industry expansion. The photo shows a rental land (about 1,550 tsubo) in “Hirakawa, Ozu Town” that I recently visited.
